What is an encapsulant (mold sealant)?

An encapsulant is a liquid sealant coating applied to wood surfaces after mold remediation to lock in remaining discoloration and prevent mold spores from becoming airborne.

An encapsulant, or mold sealant, is a protective coating applied to wood framing and structural surfaces after cleaning and remediation work. Once a mold-affected area has been cleaned, these coatings form a vapor-permeable barrier that traps remaining stains and prevents dormant spores embedded in the wood from becoming airborne.

In water damage restoration work across Charleston, encapsulants serve a critical function: they acknowledge that mold staining or minor fungal presence may persist even after professional cleaning. Rather than accepting ongoing spore release, contractors apply these coatings to the affected wood, framing, or joists to provide a final containment layer. The coating must remain breathable so moisture can still escape from the wood itself, preventing future rot or mold recurrence.

Encapsulants differ from paint or stain in their primary purpose.
